The site area for this project consisted of the land to be developed at 30 Sandy Lane, Avondale as well as part of the adjacent reserve land (Esplanade Reserve) at 32 Sandy Lane.

It was proposed that 30 Sandy Lane be developed from its current state (illegal landfill site) to a mixed housing development of approximately 54 dwellings and that the adjacent reserve land is remediated to allow for recreational use by the public.
